> Lower level and master suite remodel

Steven Kleineman, AIA, describes this home as once being “very typical” for a property on Lake Minnetonka.” Its owners had added on when they purchased the 1990 home a decade ago, yet a cottage flavor remained. They wanted more sophistication, so architect Kleineman and contractor MS&I Building Company revamped the lower level and master suite and added a second-floor exercise room with a sauna and wet bar.

Despite the home’s prime locale, the lower level offered virtually no views of the lake. To compensate for this and low ceilings, the space had to be interesting. Kleineman used creative design to create a spellbinding area to relax and entertain. The space was opened and adorned with intricate details and layering.

The home theater here is a showstopper; with two-level seating, oval tray vault, a fiber optic ceiling, and a hidden panel that opens to a secret room where the audio and video equipment is kept.

“People would never expect to have a space like that look or feel that good,” Kleineman says. “When you come down the stairs and look and see the fireplace and the bar in that lower level, you’re caught by surprise.”

The remodel also focused on the main level master suite, enriching detail and using the space with care and creativity. One exceptional feature: a private spiral staircase curls upward to the new second-floor exercise room above the garage, where a workout comes with an exceptional view.

“It’s a more sophisticated flavor to the house, and yet it’s formal and informal at the same time,” Kleineman says. “The house is flawless; every piece fits so perfectly.”
