Seamlessly re-sized for a family of four

This 1950s home presents a classic example of buying to remodel. Its current owners had been living out of state and looking to move back to Minnesota. The square footage and Minnetonka location were spot on—but the floor plan needed work. The family of four wanted a large kitchen, a new master bedroom, a finished upstairs, and a three-car garage. They turned to Boyer Building, a firm they had worked with in the past.

First, came the main level’s reconfiguration. The kitchen and a sitting area swapped places, so the new dinette is near the entryway and opens into the more spacious L-shaped kitchen beyond. The kitchen is anchored around a large island, complete with a salad sink, wine cooler, and marble countertops. A new mudroom connects the kitchen to the enlarged garage.

Boyer Building

One bedroom became a den. With the help of an addition, the back corner bedroom and bathroom grew to a size more fitted to an owner’s suite.

Two-thirds of the roof was removed and restructured to add dormers for the upstairs, now home to two bedrooms sharing a Jack-and-Jill bathroom and a secondary laundry room—a cozy space for the owners’ two daughters.

Senior Project Designer Carl A. Smith III says he heard many comments during the fall Remodeler’s ShowcaseSM about the seamlessness of the project. “We basically touched everything except for the lower level,” he says.

“You can’t tell what was remodeled. It appears as if it was designed and built as a new home.”

Except that it is a remodeled home—one that suits its owners just right.
