SOLD!

Here’s some good news for real estate watchers: This 6,543-square-foot estate home was listed on a Saturday, toured on a Sunday, and sold on Monday—for $1.995 million. Realtor Ellen Beecher and her husband, Tom Dolphin, Sr., the CEO of 21st Century Bank, were the faithful caretakers of this five bedroom, seven bath home for nine years, and passed it on to a recently transplanted young family with two kids. (Beecher and Dolphin retreated to a Minneapolis penthouse condo.) Set on one of Minneapolis’ most exceptional streets, Mount Curve Avenue, this 1916 Tudor was built for Wyman Partridge & Co. heir Stanley Partridge and his wife, Francis. It retains all its original woodwork and fireplaces, plus a hidden cellar from the prohibition era. “Walk in, and you can just imagine the barons of Minneapolis talking around the fireplace,” says Beecher.

Glass half full:

Pending home sales in the metro increased 6.2 percent in July from a year ago—the first increase in 30 months.

Half empty:

Nearly 31 percent of those pending sales were lender-mediated foreclosures or short sales. (Minneapolis Area Association of Realtors, based on data from Regional Multiple Listing Service of Minnesota)

HOT LISTING

Chateau anyone? If you happen to be in the market, here’s your chance: Chateau Boutin, a Minneapolis landmark that spreads its elegant wings and lovely grounds across the southwestern corner of Lake of the Isles, is for sale for $3.995 million. That princely sum will buy the 9,423-square-foot Georgian Revival home, designed by architect Carl Gage in 1917 for French lumber baron Frank Boutin, Jr., nearly ¾–acre grounds, (created by landscape architects Morell & Nichols, who also laid out the Minnesota Capitol Mall and the University of Minnesota Mall), and a carriage house that adds two parking stalls to the two in the detached garage. The fully restored first floor boasts a living room, terrazzo-floored sunroom, library, and banquet-sized dining room. Still, the idyllic setting, along with the wide garden terraces and limestone cherub in its lake-facing niche, is the scene-stealer. See more photos at www.barryberggroup.com
