Offering beautiful homes in a serene setting, St. Andrews Village is Minnesota’s newest gated community — one of only two in
the state.

This neighborhood, which will have 60 homes, offers everything from lawn care to a private clubhouse and the security of gated access.

St. Andrews Village takes its name from the famous golf course in Scotland. Accordingly, one of amenities in this neighborhood is a putting green, surrounded by water and accessed via a replica Swilken Bridge—just like the one at the Scottish links where Arnold Palmer waved farewell as he retired from the game of golf.

In addition to the island putting green, residents will enjoy a clubhouse with an in-ground pool and tennis court. The clubhouse will be a gathering place for the neighborhood, says Jason Budzynski, vice president of TJB Development Co., project manager of St. Andrews Village.

“There’s going to be people with a lot of similarities,” he says. “You’re going to get to know your 60 neighbors.”

The European theme that starts with the Swilken Bridge touches all homes in the neighborhood. These homes have stone façades and turrets.

“We’re pulling in a little bit of the theme with the Old Scottish look,” Budzynski says, adding that the stone gives these homes timelessness. “When you see it 30 years later, it will still have its natural beauty.”

Homes will be priced from the low $500,000s to more than $1,000,000. While there are about a dozen basic floor plans, aspects of each may be mixed depending on buyer preference.

“We’ll take a plan and modify it to their needs,” Budzynski says. “This is a full custom build development.”

The homes enjoy a natural setting that includes wetlands, a creek, and wildlife. The neighborhood is also bordered to the south by 80-acre Lochness Park, which includes a lake stocked with fish.

Monthly association fees are $300. This includes lawn care, snow removal, pathway and private street maintenance, and upkeep of the clubhouse and other common areas. The association also includes a concierge service to help new residents become acquainted with the area, and provides home watch services if residents are on vacation or spend the winter at a second home.

St. Andrews Village is in northeastern Blaine, two miles north of I-35W and within a short drive of shopping, dining and the Tournament Players Club Twin Cities golf course.

“This is what I like to consider ‘the new Blaine,’ ” Budzynski says.
